Ranked One of America's Best Real Estate Agents!

by The Linda Frierdich Group - Century 21 Advantage

The Linda Frierdich Group of Century 21 Advantage was Named to the 2017 REAL Trends America’s Best Real Estate Teams

The Linda Frierdich Group of Century 21 Advantage was named one of America’s most productive sales teams as a part of REAL Trends America’s Best Real Estate Agents, the newly issued ranking report produced by REAL Trends and sponsored by Zillow Group.  The Linda Frierdich Group is now a member of the “America’s Best Real Estate Agents,” and ranked Number 4 for the state of Illinois.

REAL Trends America’s Best Real Estate Agents ranks over 12,600 residential real estate professionals solely based on their excellence in real estate sales during calendar year 2016. All production numbers are independently verified by a third-party in order to ensure accuracy and report integrity. “This group of highly successful real estate sales agents represents less than 1 percent of all real estate practitioners in the United States,” says Steve Murray, publisher of REAL Trends America’s Best Real Estate Agents and president of REAL Trends.

To qualify for inclusion, an individual agent must have closed at least 50 transaction sides or $20 million in sales volume in 2016. For real estate agent teams, the minimum is 75 transaction sides or $30 million in closed sales volume. The individuals ranked in America’s Best Real Estate Agents had an average of 73 transaction sides and an average sales volume of almost $37 million. Teams ranked in America’s Best Real Estate Agents had an average of 144 sides and an average sales volume of almost $61 million. This ensures that only the best of the best are included on the prestigious list.

“The average residential real estate agent in the United States closed 8.6 transaction in 2016 and had less than $1.3 million in sales,” said Murray. “To say that the Linda Frierdich Group is an exceptional sales team is an understatement. To attain this level of sales is truly outstanding.”

“We are also pleased that two of the nation’s most prominent online real estate websites, Trulia® and Zillow®, have partnered with REAL Trends to bring a superior level of customer exposure of these sales agents’ performance,” Murray added.

“I am obviously pleased and honored to be ranked on this ranking of the country’s top residential real estate agents,” said Linda Frierdich.  “It represents the time and effort that we put into each customer that we serve and how much work it takes to build a successful real estate career. The level of sales it takes to qualify makes it a truly special recognition.”

Frierdich continued, "We would never have achieved this level of success if it were not for the support we have receieved from our friends, families, clients, and communities.  We cannot thank them enough for their continued support over the years and the referrals they give us.  We are grateful and honored."

Century 21 Advantage Gives Back for the Holidays

by The Linda Frierdich Group - Century 21 Advantage

Giving Is Better Than Receiving

Century 21 Advantage Office Adopts Local Family for the Holidays

This holiday season, the office of Century 21 Advantage donated time, money, and gifts to a needy family for Christmas.  This time of year tends to make us all feel grateful for the people, things, and circumstances in our lives, but it’s often easy to get caught up in that and forget that there are many others out there who aren’t having the same holiday experience.  When a mother struggles to pay her bills to keep a roof over her children’s heads, it’s difficult for her to give them the Christmas she feels they deserve.

Partnering with a variety of local organizations and the St. Louis Post Dispatch, the United Way compiles a list every year that details the “Neediest Cases” around the St. Louis metro area, on both sides of the river.  It was through this program that the office of Century 21 Advantage learned about a local single mother who was struggling to financially provide for her family of five children, despite working three jobs.  The office decided to adopt this large case, because Century 21 is a fairly large office, and it resonated with all involved that the kids were facing the prospect of having no gifts on Christmas morning.  So, the office got into contact with Big Brothers Big Sisters of Southwestern Illinois, the organization that was handling the family’s case, and began collecting donations.  The office is proud to announce that they were able to raise enough money to get all the kids a variety of gifts, a stocking filled with goodies and toys, a TV, a laptop (so the kids could do homework), and one of our office mates even donated their WII and a variety of games.  There was even enough left over to give the family in hopes that it could put a dent in their debt and perhaps stop the eviction in progress.

These events that encourage us at the office to give back are so important, because it is so easy to get caught up in our own busy lives and forget about all the people in our own community that are struggling.  It is not only humbling and inspiring to participate in programs like these, it’s also so important that we support our neighbors, because that’s what being a member of a community is all about.  The office of Century 21 Advantage is so happy to get the privilege of helping others, especially during the holiday season, to keep us grounded and involved.  We all feel very lucky to be able to give back to others, because that means that we have a lot to be thankful for in our own lives.

We’d like to thank all of the agents in our office who participated in this program, as well as the family and friends that also donated money and goods to help this family have a wonderful Christmas.  Also, we’d like to thank The United Way, The St. Louis Post Dispatch, Big Brothers Big Sisters of Southwestern Illinois (in particular, Nancy Rivera, who was our contact through the adoption process and was beyond helpful), and the Century 21 Advantage office that allows us to put working hours into events and programs like this.

We Volunteered at Rosati Center

The Linda Frierdich Group Gives Back

Painting Units at Rosati Apartments for Semi-Independent Adults

Last week, members of The Linda Frierdich Group of Century 21 Advantage, out of Columbia, Illinois and St. Louis, Missouri volunteered time and labor at an apartment complex for semi-independent adults.  Referred to this organization through St. Patrick Center, one of Missouri’s largest providers of housing, employment, and health opportunities for people who are homeless or at risk of becoming homeless, the Group found time to donate for a few hours.  St. Patrick Center, through all their work, assist more than 5,700 people each year.  Their work is admirable to say the least, and that’s what inspired The Linda Frierdich Group to volunteer through that organization.  Thanksgiving was the perfect holiday to donate; while spending a significant amount of time being thankful for what we have, we also should be realizing that not everyone is quite as lucky.

So, the Monday before Thanksgiving, our Group headed down to the Rosati Apartments, where semi-independent adults are given the means to have their own apartments with all the amenities they desire, while still maintaining supervision and assistance that’s just a few steps away.  The mission of the program is to provide a therapeutic environment and stability to homeless adults with severe and persistent mental illness.  The organization provides techniques such as counseling, education, training, and medication compliance as the vehicles to rehabilitation.  Our project for the day was to completely paint two apartments in the complex, so that the residents there might have a freshened space to live in.   We arrived and split into two groups, so that we could get both rooms done in the amount of time we had available.  Contributing time to such a worthy organization left us all feeling grateful and self-reflective.  For all of us, it was a great way to start the Thanksgiving week.

The Linda Frierdich Group strives to help others often, because the feeling of brother and sisterhood are what make a community strong and vibrant.  If you are interested in learning more about what St. Patrick Center does and how you can help, as well, click here.  To learn more about the great things Rosati Apartments does, click here.  It’s always important to be thinking of ways to help others, especially during the holiday season.  To read about small ways that you can “give gratitude,” click here and be taken to a blog post that was written prior to Thanksgiving but still rings true for the holiday season, and all times of the year, really.

A Must Read for Home Buyers - New FHA Guidelines

by The Linda Frierdich Real Estate Group

We've just received word from one of our preferred lenders, Midwest Mortgage Capital, about some changes regarding FHA loans that will be in effect by the end of the week.  The most positive change could potentially benefit a lot of would be home buyers.

1) FHA standard credit scores for funding a loan have been decreased to 580!!! Previously you had to have a credit score of 620 or higher to qualify for an FHA purchase.

2)The maximum amount of closing cost paid by sellers has been reduced from 6% to 3% on FHA funded purchases.

3) The upfront Mortgage Insurance premium has been raised from 1.75% to 2.25%.

While these changes have caused closing cost on FHA purchases to go up, they've also opened up a whole new Buyer base for anyone with a credit score higher than 580.  Call us today if you fall into this category to take advantage of the tax credit before it expires!

Thanks to Ryan Luechtefield & Midwest Mortgage Capital for sharing this valuable news with us!

by The Linda Frierdich Real Estate Group

It was a record breaking year for us and we want to give our sincerest thanks to all of our friends, family, buyers, and sellers who helped us achieve this.  2010 is only going to be better!
